Litigation Appraisal

 

An appraisal is an impartial and professional assessment of a property’s market value. When two or more parties disagree on the value of a real estate asset, the matter may proceed to litigation. In such cases, each party typically submits an appraisal report that complies with the Appraisal Institute of Canada’s professional standards.

During the litigation process, each appraiser may be subject to cross-examination by the opposing counsel and must demonstrate a high level of expertise, credibility, and knowledge regarding the property being evaluated.

Because a litigation appraisal involves greater detail, research, and documentation than a standard mortgage appraisal, the process is significantly more complex—and associated fees are generally about twice as high as those for mortgage-related appraisals.
